Meer Capital Partners, LLC has long understood that the key to profitability in the multi-family residential communities is to build what the resident wants. The Company begins this important process by engaging market research firms, like Concord Associates, to study the market characteristics and existing job base in the areas where the Company is acquiring land or cash flowing properties. Once a market profile for the target resident is developed, their likes and dislikes are detailed in the profile and desired amenities are incorporated in the existing building amenities or are embedded in the design of the new home. The desires of the potential ideal resident are driven by factors such as unit amenities, distance from working centers, public facilities, distance to entertainment centers and the desire to live in crime free security conscious communities. Although most competitor communities rely on “Spin” and “Economic Spiffs” to hide their communities’ misgivings, in essence, trying to be everything to everyone, Meer Capital Partners believes that configuring our properties with the amenities and design elements our residents desire will have a much higher likelihood of success in the marketplace. By matching the ideal resident to the facilities they are seeking, we are able to easily attract and select qualified members of the desired resident base for our properties.
